Home mortgage loan can be understood as an instrument that the borrower or a mortgager uses to pledge his house for an agreed period to a lender as a security for debt. If the borrower is unable to repay the amount after the lapse of the agreed period the lendor can confiscate his property.

20 Years Fixed Rate and 15 Years Fixed Rate: Both 20 years and 15 years fixed rate loans give the same benefits, as a 30 years loan. However, here you need to pay the higher monthly installment and it would quickly release you from loan burden.
Adjustable Rate Mortgage: Under this type of loan you generally pay variable APR (Annual Percentage Rate) according to market trends and economy. Adjustable loan offer rate generally less than the fixed rate loans but do not assure any guarantee for its uniformity in longer run.
Balloon Rate Mortgage: Under this you initially have to pay low interest rate in comparison to fixed rate loan for six or seven years of payment period. You have to pay amount of the loan in a large balloon payment that payoff your remaining loan.

Requirement for the qualification for loan:

You should be in regular employment and should be in a good financial position to repay your loan. Generally, a lender requires you to be in regular employment for last two years with a single employer. You should not be a late payment payee for your credit cards for last six months.
