Lowest Home Mortgage Interest Rate

This September is the right time to take a home mortgage loan, since interest rates are expected to rise early next year, according to economists at Freddie Mac, a US-based purchaser of home mortgage loans.

The average mortgage rates for 30-year mortgages rose slightly last week to 5.83 per cent from 5.77 per cent the week before. This was way below the 6.34 percentage interest rate for 30-year mortgages quoted on May 13, 2004. Interest rates on 15-year mortgages rose slightly to 5.22 per cent last week from 5.15 per cent the week before, whereas one year adjustable rate mortgages went up 4 per cent last week from 3.97 per cent the week before.

The rise in home mortgage loan interest rates next year is expected to fuel a growth in single-family constructions and home sales. Prices, on the other hand, are expected to fall next year, after having risen at least 19 per cent since 2001, as compared with wages, which rose 9.3 per cent in the same period. If last year saw a 7.6 per cent rise in home price appreciation, this year will see a 6.1 per cent rise, which will fall to 3.7 per cent next year. This fall in prices will affect those homeowners who are refinancing their mortgages and using the cash generated from equity to purchase assets, such as cars and dishwashers. This slowdown will also have an impact on economic growth.

You can already see signs of this slowdown in home prices this year, with prices for existing homes rising only 0.2 per cent in July from the June rate, after having risen 14 per cent since February. Prices for new homes have dropped by 2.6 per cent and the refinancing of home mortgages has gone down by 48 per cent.

All this activity in the real estate market has the Federal Reserve Bank and Wall Street worried. There is not enough data to indicate whether or not the US is in the midst of a speculative bubble in real estate prices. Economists fear the real estate bubble will pop, just as the Internet boom did in 2000, leading to economic problems.
